Building Energy Rating (BER) - Existing Dwellings:
All existing dwellings require a BER when offered for sale or rent from the beginning of 2009.
The methodology and software were released during 2008. SES are registered with Sustainable Energy Ireland (SEI) to carry out assessments for existing dwellings.

When is a BER required for an existing dwelling?

In general terms all existing dwellings will require a BER from 1st January 2009 when offered for sale or rent.

It is the responsibility of the vendor to make the BER Certificate & Advisory Report available to the potential purchaser or tenant.

In all cases the BER certificate will be valid for 10 years. Subsequent sales or rentals do not require a new certificate within this time frame as long as the dwelling has not been altered in a way that will cause the BER result to change.
What steps are involved in obtaining a BER with SES?
Step 1: Get in contact with SES or use the on-line quote form to provide some basic information to allow us to compile a formalised quote. - Step 2: SES will prepare a fixed price quote detailing the service offered and your responsibilities.
- Step 3: You accept the quote by signing and returning it to SES.
- Step 4: SES will contact you to arrange a suitable and convenient appointment. Normal working hours for SES are 09:00 to 17:30 Monday to Friday. Evening and weekend site visits can however be facilitated. Site visits will need to be carried out during daylight hours. Site visit duration is generally in the region of up to 2 hours to allow the necessary information to be collected.
- Step 5: SES will carry out the BER assessment and liaise with you to collect any outstanding information required.
- Step 6: You will be informed by SES of the results of the assessment and the BER rating achieved.
- Step 7: On receipt of payment your BER will be registered with SEI. Two printed copies of the certificate and advisory report will then be compiled and sent to you.
How long does it take to prepare a BER?

SES normally aim to complete the assessment process and issue the BER certificate and advisory report within 10 working days of receiving instructions to proceed.

For straight forward, non-complex, dwellings it is possible to issue BER certificates and advisory reports in less time. Occasionally, complex or unusual structures or building services can require clarification with SEI that might delay the issue of certificates.

What areas are covered by SES?

BER assessments for existing dwellings require a site visit and survey.

SES currently offer the service to the following areas: Cork City, East Cork, South-West Limerick, South Tipperary, West Waterford. Main areas serviced are in the Fermoy, Mitchelstown and Kilworth areas.
